I searched hi and low to find the ideal country mini-farm/ranch. this parcel is high and dry, located on a plateau above brownwood, about 15 minutes from gorgeous lake brownwood state park with boating and fishing. the property is nicely rectangular shaped and paved on 2 sides (one side county, one side private paved). utilities at the road. some smaller mesquite trees/bushes and a few native oaks on property, nearly flat, with a very old stock tank/pond with fish in it, and clear cool water. located in the prestigious Thomas Ranch Estates, with gorgeous homes in the range of 189k-220k+ in the direct area. these are "gentleman ranches" and a great place to raise a family or retire. the thomas ranch estates have almost all been sold I do not live in the area and am unable to show this property to you in person, if you would like to view it i can give detailed directions to the land, it is right off the main road of brownwood, tx (commerce st) just a few minutes outside of town. the weather in brownwood is warm/hot summers and mild winters, with an average rainfall of about 25 inches. the native land is flat to rolling with oak and grasslands to mixed small to midsize trees. There are some restrictions but they are reasonable (no trailers, no trash, not more than 3 horses, etc). The road is paved on one other side for Carrie Ln and the county road. The utilities electric, phone, water are at the road ready for you to run to the construction site! There is an old stock pond/tank, with so many fish in it. I released small fishlings in there 2 years ago, and the water is clear. There might be a small spring further down the property, there was a wet area that I could not see due to it being unmowed. Article One 1.1 "Property" shall mean the surface estate only, and all additions and improvements thereto, as shown on the plat of the Thomas Ranch Estates filed in the plat records of Brown County, Texas.1.2 Tract means any tract shown on the plat of the Thomas Ranch Estates filed in plat records of Brown County, Texas together with all improvements that are now, or may hereafter be, placed or constucted thereon, and subject to all easements, restrictions or other encumbrances. 1.3 "Improvements" means all buildings and roofed structures, parking areas, fences, walls, driveways, ponds, lakes, swimming pools, and any new interior or exterior construction or improvement. Article Four 4.1 Horses, cattle, goats, sheep, and show animals may be kept for the use and pleasure of the owners of tracts, but may not exceed a total of three animals and may not be kept or bred for commercial purposes. Dogs or cats may be kept or bred for commerical purposes.4.2 Animals must be kept in suitable enclosures for the number and type of animal. Excessive numbers of animals, overcrowding, inadequate maintenance or cleaning, unkept appearance, or the production of noxious odors shall be deemed to be a nuisance.4.3 No swine, wild animals, or large fowl such as emus or ostrich. Article Five 5.1 The total habitable area of the main structure on each tract shall have, exclusive of porches, stoops, terraces, garages and carports, a minimum of 1200 square feet.5.2 Exterior walls of each residence shall be at least 35 (%) percent brick, brick veneer, stone veneer, stucco, or similar material. 5.3 All utilities shall be installed in accordance with the requirements of the supplier of each utility. 5.4 All out buildings shall be constructed and finished in a manner compatible with the main residence.5.5 The owner of each tract takes and accepts title with the knowledge, understanding and acceptance of the existing dranage situation, whether natural drainage or created as a result of the development of the Property.5.6 Except in conjunction with construction of buildings, drainage work, or the construction of a swimming pool or one stock pond on each tract, the removal or excavation of any substanital amount of dirt, stone or gravel from any tract is prohibited. 5.7 No structure shall be built or allowed to exist closer than 300 feet from County Road 153 or 50 feet from any otherr property line. Article Six 6.1 Owners and occupants, including leasees, of any tract shall jointly and severally have the duty and responsibility, at their sole cost and expense, to keep such tract in a well maintained state and a clean and attractive condition at all times. Such maintenance includes, but is not limited to: the maintenance of all common roads not maintained by any governmental authority; the prompt removal of all litter, trash, rubbish, garbage or waste: the complying with of all governmental health requirements; and the repair of visible exterior damage to improvements. Article Seven 7.1 This Declaration and the covenants and restrictions set forth herein shall run with and bind the Property and shall inure to the benefit of every owner of every tract and their respective legal representatives, personal representatives, devisees, heirs, successors and assigns for a term beginning on the date this Declaration is recorded and continuing through and including December 31, 2099. At any time prior to December 31, 2099, the covenants and restrictions herein may be extended for a period of fifty (50) additional years by a majority vote of such tracts cast at a meeting duly called for such purpose, written notice of which shall have been givne to all owners at least thirty (30) days in advance and shall set forth the purpose of such meeting. 7.2 The restrictions and covenants set forth in this Declaration may be enforced by the owner of any tract in the subdivision.7.3 The restrictions and covenants set forth in Articles Three, Four and Five of this Declaration may be amended by a vote of three-fourths of such tracts cast at a meeting duly called for such purpose, written notice of which shall have been given to all owners at least thirty (30) days in advance and shall set forth the purpose of such meeting.
