The law can’t always save you! You might not need to pay for an agency at all… Landlords approach me all the time, asking me whether they should just bite the bullet and use a letting agent or not. I generally say that it depends. You see, they’re obviously useful when you have hundreds of properties because all that paperwork is a full time job for someone, right? However, if you’re a relatively new landlord and only have a small portfolio of properties, then an agency can eat into your profits more than you might expect. Worse still, historically speaking, agents make for bad letting managers… and you pay a lot of money for that too. Don’t get me wrong, this is not an “anti-agency” website. This is simply a warning that they are not always worth the money if you’re just starting out. |
