Do commercial real estate investors have the tools, like triple net leases, lease options and subject to reale state, that can help you meet your goal of passive income generation?

It's interesting to be a beginner in real estate investing right now. A lot of the guys who used to sell you information on making money with single family home real estate investments are now switching gears and talking about commercial real estate investing - its' the new "hot thing." While it may be true that a lot of "terms" deals are not feasible now due to so many home owners being upside down and in negative cash flow situations on their houses, but if you know short sales, rehabs or can buy REO's at a discount, there's still plenty of money to be made in the residential investing sector.

As an experienced real estate investor myself, I know it makes sense to invest in your real estate education, but its hard to know which investing courses and seminars are the "real thing" and which ones are bunk.

What I don't like is the people that spout and sell theory without implementing any of their own methods. There are plenty of them out there, I could never hope to name them all. I have had the good fortune to run into a few folks who are doing it right, though...

Good Commercial Real Estate Investing Information

They're not selling commercial real estate courses, but these guys are giving away a ton of free information on how they got started with commercial real estate investing as beginners. Check out their blog... TheRealWealthBlog.com. These folks are for real and have actually DONE commercial deals with owner financing and the like, but they're not claiming it's easy. They ARE showing you how they did it, though... This is one of the top ten commercial real estate blogs on the net, according to the real estate tomato blog I read.

If You Prefer Buying Single Family Homes, Today Is The Age of Short Sales

You've probably never heard of Phil Pustejovsky becuase he's been busy *working* on short sales the last couple of years - not selling his program, Short Sales Step By Step. Phil has found a way to get around that pesky problem that plauges short sale flippers that most "gurus" don't tell you about.

There are two basic exit strategies that most people try to employ when they are working on a short sale deal - either coming in with their own money or selling the house through a simultaneous closing, and not having to bring their own cash. Most new invstors would prefer to "flip" the short sale house and not have to worry about buying it, fixing it and re-selling it down the road.
Restrictive bank rules from the end-borrower's lenders can make this technique hard or impossible to implement if you don't know what you're doing. Most real estate investing training courses don't tell you about that or give you a solution for how to solve it. Phil realized this was an issue long ago and created a strategy to solve it that no one else is using. That's why his students are actually closing deals. Phil calls it the difference between HYPE and HUD-1's. If you decide to work on short sale deals, you'll quickly learn that signing up the deals is easy - Phil tells you how to find leads for FREE.. negotiating with the banks and getting the properites sold to the next end buyer is what's hard, but Phil has got it down.

These are the techniques that I see working out there right now, I hope you'll take a look at these two sites.

This stuff works, but you have to APPLY it - it does take some effort!
